In order to evaluate a property tax assessment M.P.A.C. will look at 5 main features.
1. Location
2. Lot size
3. Living area
4. Age of structures
5. Quality of construction
Ask yourself this question – could you have sold your property for its assessed value on the valuation date listed on your Property Assessment Notice? If the answer is "yes" than you have no worries. If you do not think you could have sold it for the assessed value on this date then you can appeal. Go to Request Free Report button and fill out the questionaire to get some comparable property sales for this time period. Hopefully we will supply you data on comparable property sales if favor of your appeal.
To move forward with your concerns and armed with our report do the following:
1. Contact M.P.A.C. to verify if they have the correct information about your property.
3. If you still disagree you may file a "Request for Reconsideration" free of charge before March 31st of the current tax year. This form can be downloaded from M.P.A.C.'s website. List all reasons why you feel the assessed value is too high. We can consult with you during the process as it is difficult water to navigate through. 4. M.P.A.C. will arrange an onsite visit of your property. They will take into account the 5 features listed above and give you the results.

If you still disagree with the evaluation you can appeal within 90 days to the Assessment Review Board which is an independent tribunal of Ministry of the Attorney General for the Province of Ontario. All decisions here are final.
